Under-Slab Leak Detection & Repair in Dallas

Hydrostatic Testing, Static Pressure Testing & Under-Slab Repair

The Most Damaging Leak You Can't See

Most Dallas-area homes are built on concrete slabs, with both water supply lines and sewer drain lines running beneath the foundation. Over time, either system can crack, corrode, or separate. Water seeps into the soil, erodes the foundation, and causes settlement and structural movement — long before a homeowner sees a single visible sign.

At Cole’s, every slab leak investigation starts with a proper diagnosis. We confirm whether a leak exists and which system is affected before any concrete gets touched.

Signs You May Have a Slab Leak

Call before the damage spreads if you notice any of these:

  • Unexplained spike in your water bill
  • Warm or hot spots on your floor
  • Sound of running water when nothing is on
  • Cracks in your foundation, walls, or flooring
  • Wet or damp flooring without a clear source
  • Mold or mildew smell near floors or baseboards
  • Low water pressure throughout the home
  • Water meter moving when no fixtures are in use

Any one of these warrants a call. More than one means call today.

Hydrostatic Testing - Sewer & Drain Side

When a sewer line beneath the slab cracks or separates, the signs can be subtle: slow drains throughout the home, soft spots in the yard, foul odors, or a water bill that keeps climbing.

A hydrostatic test confirms whether your drain lines are holding. We plug the sewer line at the clean-out, fill the system with water, and monitor for a pressure drop. If the line holds, you’re clear. If it drops, you know exactly what you’re dealing with before any concrete gets cut.

Static Pressure Testing -- Water Supply Side

When the leak is on the supply side — the pressurized lines that bring clean water into your fixtures — a static pressure test is the right diagnostic. We isolate the system from the municipal supply and monitor pressure over time. If pressure drops, water is escaping somewhere beneath your foundation.

Not sure which system is leaking? That’s what the visit is for. We perform both tests and give you a clear answer before recommending any repair.

Buying or Selling a Home in Dallas?

Standard home inspections don’t include sewer lines. A cracked or offset line under the slab won’t show up until it’s your problem.

Cole’s performs pre-purchase sewer tests for buyers who want to know what they’re getting into, and pre-listing tests for sellers who want no surprises at closing. Results are clear and documented.

When a Leak Is Confirmed, Here's What Comes Next?

Once the leak location is pinpointed, repair options depend on pipe condition and access:

  • Spot repair: Direct access to the damaged section, minimal disruption
  • Pipe reroute: Running a new line through walls or attic when the existing pipe is compromised
  • Tunneling: Excavating beneath the slab to preserve flooring, preferred for finished interiors
  • Whole-home repipe: When aging pipes make spot repair a short-term fix

You’ll get a clear explanation of every option and a recommendation based on what’s actually wrong — not what’s most expensive.

Water Under Your Foundation Won't Wait

Every day a slab leak goes unconfirmed, it erodes the soil your foundation sits on. If your water bill spiked, your meter won’t stop moving, or you’re hearing water where there shouldn’t be any, don’t wait. Cole’s is available evenings and weekends too.
